Why a clean floor can still look wrong

This is the conversation we have most often on older Chandler floors, so it goes first.

Grout is porous. Over years, some of what lands on it sits in the pores and some of it chemically stains the material itself. Cleaning removes the first category completely and the second not at all.

On a floor past about fifteen years, enough of the discoloration is in the second category that cleaning produces a floor that is measurably cleaner and still visibly uneven. Lighter here, darker there, patchy rather than uniform.

Homeowners naturally read that as a poor clean. It is not. It is the ceiling on what cleaning can do, and no company and no machine gets past it.

What color sealing does

It applies a color-matched coating to the grout line itself. Not a stain soaking in, a coating sitting on the surface and covering whatever is beneath it.

• Makes routine mopping genuinely effective rather than cosmetic

Matching or contrasting

Two approaches, both legitimate, and the choice is yours.

Match the original. The floor looks the way it did when the house was new. Nobody notices anything except that it looks better. This is what most people pick.

Go darker on purpose. A mid-tone line against pale tile makes the pattern read more strongly and is considerably more forgiving for the next decade. On a light floor in a busy house it is worth genuine consideration, and it is the option people most often have not thought of.

What it is not

It is not a repair. Cracked, hollow, crumbling or missing grout has to be fixed first, because a coating will not bond to failing material. Repair from $150, quoted on sight.

It does not go on caulk. Grout lines only, so corners and edges stay as they are. We do not offer caulking and we do not seal over it.

It is not instead of cleaning. The floor is fully cleaned first, every single time. Sealing over soil locks it under the coating permanently, and that is the one outcome here that genuinely cannot be undone without stripping.

What it costs, and how to decide

$2/sqft cleaned and color sealed, not discounted. On a 500 sqft kitchen and entry that is $1,000, against $425 to clean the same area.

Whether the extra $575 is worth it depends entirely on how your grout looks once it is clean, which is a thing nobody can assess over the phone. So we do this:

1. We clean a test section properly, a few feet, right beside an area we have not touched.
2. You look at the two together. If the cleaned grout is uniform and you like it, you do not need color seal and we will tell you so.
3. If it is blotchy, that is exactly what the whole floor will look like cleaned, and now the decision is an informed one.
4. You choose with the floor in front of you rather than off a sales description.

That method costs us color seal jobs on floors that clean up well, and it means nobody spends a thousand dollars on a coating they did not need.
