Pale grout hides nothing
The newer south Chandler phases went almost entirely to light grout against plank or large-format tile. Bone, pale gray, off-white.
It looks superb new and it is completely unforgiving. A six-year-old floor with pale grout frequently looks worse than a twenty-year-old floor with a mid-tone line, despite having far less in it.
Which is good news, because there genuinely is far less in it. These floors clean back close to original, and the before and after on a pale line is the most dramatic result in this trade.
Plank tile means more grout per foot
Worth knowing because it affects what you get for the money.
A wood-look plank floor has far more linear feet of grout in it than a large-format tile floor covering the same area, simply because the pieces are narrower and the lines are closer together.
We price by square footage rather than by grout line, so a 700 sqft plank floor and a 700 sqft large-format floor cost the same while the plank floor is meaningfully more work. That is in your favor.
It also means plank rewards sealing more than most floors do. More line means more porous surface absorbing, so a clear seal buys proportionally more time on plank than it does on big tile.
Builder grout is usually unsealed
The question we field most from these phases is whether it is too early. Usually it is not, and the reason is protection rather than dirt.
Grout in a new build is frequently sealed poorly or not at all. Builders are not obligated to seal it and most do not, while owners generally assume somebody did. So it has been absorbing since the day the house was handed over.
A floor at four to six years that looks basically fine is the cheapest this job will ever be. You are cleaning very little and then protecting grout that has not yet taken any permanent staining.
If it is under two years and genuinely clean, we will tell you to wait. That call costs us a booking and it is the right one.
Do the math before you ring anybody
Two minutes, and it changes every conversation you have about this job.
Walk the tiled rooms, multiply length by width, add them up. That total times the rate is the price. Nothing else enters into it, no per-room charge and no separate line for the main floor versus the bathrooms.
Being exact is not the point. Knowing whether your floor is a $300 job or a $900 one before you talk to anybody is the point, and it makes any other quote you get easy to check.
Where cleaning stops working
The part of this trade that generates the most disappointment, so it goes near the top rather than buried in an FAQ.
The tile is almost never the problem. Glazed tile survives decades of traffic looking much as it did. Grout is the part that ages, because it is porous and everything that lands on it goes into it rather than sitting on top. That is the entire reason a floor looks dull again the morning after you mopped it.
Cleaning pulls out what the pores are holding. On a floor under about fifteen years old that usually recovers nearly all of it.
What cleaning cannot touch is staining that has chemically altered the grout, etching, and grout that has physically worn below its original profile. Those are permanent, they are ordinary on older Chandler floors, and no product or machine reverses them. Color sealing is the one thing that does, and we would rather show you the difference on your own floor than argue it in text.
How we do it
- We walk it with you first. Including the parts that will not improve. Permanent staining and worn grout are real and we would rather point at them before starting than justify them afterward.
- A test section, cleaned properly. A few feet done next to an untouched area, so you can see what cleaning actually achieves on your floor rather than on a photograph of somebody else's.
- Pre-treatment chosen for the room. Kitchen grease and bathroom mineral are different problems and a single product does neither well.
- Agitation into the line, then extraction. The step mopping cannot replicate, and the reason the result holds rather than fading in a fortnight.
- Seal or color seal if you want it. Optional. Clean grout starts absorbing again immediately, so leaving it bare is a choice with a timer on it.
- We look at the finished floor together before anything goes back on the truck.

How often
Every 12 to 18 months in most Chandler homes, and toward the shorter end with pets, kids or a busy entryway.
That is a shorter cycle than the national advice and there is a local reason for it. Valley water leaves calcium that bonds into grout and gets harder to shift the longer it sits.
