Floors that have only ever been mopped

These neighborhoods hold their residents. Twenty-five years in the same house is ordinary here, and the tile usually dates to the build.

Which means a quarter century of weekly mopping and nothing else. Mopping pushes dirty water across a floor and leaves a portion of it in the grout line every time. It is not a cleaning method for grout, it is a maintenance method for tile faces that happens to make grout slowly worse.

What comes out of a floor like that genuinely surprises people, which is the whole reason we clean a test patch beside an untouched section first. Seeing the two next to each other answers every question faster than we can.

When the answer is color seal

On thirty-year-old grout, cleaning frequently gets you a floor that is clean and still uneven.

That is not a failure. It is what happens to a porous material after three decades, and the proportion of the discoloration that has gone permanent is simply higher than on a newer floor.

At that point there are two honest options. Accept a cleaner but imperfect floor, which is completely reasonable and costs $0.85 a foot. Or color seal it at $2 a foot and have every line read as one uniform color.

We will show you the cleaned test section and let you decide with it in front of you. What we will not do is sell color seal on a floor that cleaned up beautifully.

Repair usually comes with it

On floors of this age we routinely find grout that is cracked, hollow, crumbling or missing outright, most often at doorways and along the busiest runs.

That has to be handled before any sealing. Sealer will not bond to material that is already failing, so color sealing over crumbling grout is money spent on something that comes apart anyway.

Do the math before you ring anybody

Two minutes, and it changes every conversation you have about this job.

Walk the tiled rooms, multiply length by width, add them up. That total times the rate is the price. Nothing else enters into it, no per-room charge and no separate line for the main floor versus the bathrooms.

Being exact is not the point. Knowing whether your floor is a $300 job or a $900 one before you talk to anybody is the point, and it makes any other quote you get easy to check.

Where cleaning stops working

The part of this trade that generates the most disappointment, so it goes near the top rather than buried in an FAQ.

The tile is almost never the problem. Glazed tile survives decades of traffic looking much as it did. Grout is the part that ages, because it is porous and everything that lands on it goes into it rather than sitting on top. That is the entire reason a floor looks dull again the morning after you mopped it.

Cleaning pulls out what the pores are holding. On a floor under about fifteen years old that usually recovers nearly all of it.

What cleaning cannot touch is staining that has chemically altered the grout, etching, and grout that has physically worn below its original profile. Those are permanent, they are ordinary on older Chandler floors, and no product or machine reverses them. Color sealing is the one thing that does, and we would rather show you the difference on your own floor than argue it in text.

How we do it

  1. We walk it with you first. Including the parts that will not improve. Permanent staining and worn grout are real and we would rather point at them before starting than justify them afterward.
  2. A test section, cleaned properly. A few feet done next to an untouched area, so you can see what cleaning actually achieves on your floor rather than on a photograph of somebody else's.
  3. Pre-treatment chosen for the room. Kitchen grease and bathroom mineral are different problems and a single product does neither well.
  4. Agitation into the line, then extraction. The step mopping cannot replicate, and the reason the result holds rather than fading in a fortnight.
  5. Seal or color seal if you want it. Optional. Clean grout starts absorbing again immediately, so leaving it bare is a choice with a timer on it.
  6. We look at the finished floor together before anything goes back on the truck.

How often

Every 12 to 18 months in most Chandler homes, and toward the shorter end with pets, kids or a busy entryway.

That is a shorter cycle than the national advice and there is a local reason for it. Valley water leaves calcium that bonds into grout and gets harder to shift the longer it sits. Meanwhile the grit that comes in off a driveway is abrasive, so it does not simply sit in the line, it works into it underfoot.

Sealed grout stretches the interval, which is most of the argument for the clear seal. Bare grout begins absorbing the day it is cleaned.
