Locally owned, which here means something specific
Every company in this trade puts the phrase on a website, so it is worth saying what it buys you.
The owner lives in Chandler. The truck is parked here overnight and the drive to your house is measured in minutes, not as a cost to recover somewhere in the quote.
Two consequences that actually matter. There is no travel padding in these rates, which is part of why they can be flat across all six zip codes and published on a website. And if something is not right afterward, we are ten minutes away rather than fitting you onto a route across the Valley next month.
What it costs
| Service | Rate | After 15% off | What it is |
|---|---|---|---|
| Clean only | $1.00/sqft | $0.85/sqft | Agitation driven down into the grout line, then extracted out |
| Clean + clear seal | $1.50/sqft | $1.275/sqft | Your existing color kept, with a barrier over it |
| Clean + grout color seal | $2.00/sqft | $2.00/sqft | Not discounted. A new uniform color across every line, 40+ to choose from |
| Grout repair | from $150 | from $150 | Not discounted. Quoted once we have looked at it |
| Showers | Quoted in person | Send a photo by text for a rough range first | |
The 15% comes off the cleaning and the clear seal only. Color sealing, repair and shower work are charged at full rate. You should read that here rather than work it out from an invoice.

Do the math before you ring anybody
Two minutes, and it changes every conversation you have about this job.
Walk the tiled rooms, multiply length by width, add them up. That total times the rate is the price. Nothing else enters into it, no per-room charge and no separate line for the main floor versus the bathrooms.
Being exact is not the point. Knowing whether your floor is a $300 job or a $900 one before you talk to anybody is the point, and it makes any other quote you get easy to check.

What this climate does to a grout line
Calcium from the water
Every time water evaporates on tile or grout it leaves mineral behind. In a shower that happens several times a day for years, and it bonds harder the longer it sits. It is why a Chandler shower looks different from one anywhere with soft water.
Grit off the driveway
The coarse material tracked in on shoes is abrasive. It does not just dirty a grout line, it grinds into it underfoot, which is why entryways wear below the tile face while the rest of the floor does not.
Year-round dust
Fine dust settles continuously and works into porous grout rather than sitting on it, which is exactly why mopping moves it around without removing it.
Which is why the cycle is shorter
12 to 18 months here against the two or three years quoted nationally. That is what the combination above produces rather than an attempt to sell you more visits.
Where cleaning stops working
The part of this trade that generates the most disappointment, so it goes near the top rather than buried in an FAQ.
The tile is almost never the problem. Glazed tile survives decades of traffic looking much as it did. Grout is the part that ages, because it is porous and everything that lands on it goes into it rather than sitting on top. That is the entire reason a floor looks dull again the morning after you mopped it.
Cleaning pulls out what the pores are holding. On a floor under about fifteen years old that usually recovers nearly all of it.
What cleaning cannot touch is staining that has chemically altered the grout, etching, and grout that has physically worn below its original profile. Those are permanent, they are ordinary on older Chandler floors, and no product or machine reverses them. Color sealing is the one thing that does, and we would rather show you the difference on your own floor than argue it in text.
Signs it is due
- Grout lines that are dark, or uneven from run to run
- A floor that looks dirty again an hour after mopping
- A visible band along the base of the kitchen cabinets
- Walked routes clearly darker than the perimeter of the room
- Soap scum and mineral in the shower that scrubbing will not shift
- Grout that looks patchy rather than evenly dirty, which usually means permanent staining
How we do it
- We walk it with you first. Including the parts that will not improve. Permanent staining and worn grout are real and we would rather point at them before starting than justify them afterward.
- A test section, cleaned properly. A few feet done next to an untouched area, so you can see what cleaning actually achieves on your floor rather than on a photograph of somebody else's.
- Pre-treatment chosen for the room. Kitchen grease and bathroom mineral are different problems and a single product does neither well.
- Agitation into the line, then extraction. The step mopping cannot replicate, and the reason the result holds rather than fading in a fortnight.
- Seal or color seal if you want it. Optional. Clean grout starts absorbing again immediately, so leaving it bare is a choice with a timer on it.
- We look at the finished floor together before anything goes back on the truck.
The day itself
Most residential floors take a few hours, depending on the area and how much is in the grout.
Light furniture we move on request. Chairs, side tables, small pieces. Appliances, heavy or oversized furniture and anything holding breakables stays put, and we work right up to and around it. If you want a hutch or a display cabinet done behind, empty it before we arrive and the furniture itself is ours to handle.
The three options
Clean only
Right when the grout is sound and you want the soil out. It leaves the grout porous, so the clock restarts immediately.
Clean and clear seal
Right when the grout cleaned up well. The extra $0.425 a foot puts a barrier over your existing color, so spills bead, mopping actually achieves something, and the next professional clean moves further away.
Clean and color seal
Right when cleaning leaves the line blotchy. The only thing that fixes grout past what cleaning recovers, and not discounted. Full page.
How often
Every 12 to 18 months in most Chandler homes, and toward the shorter end with pets, kids or a busy entryway.
That is a shorter cycle than the national advice and there is a local reason for it. Valley water leaves calcium that bonds into grout and gets harder to shift the longer it sits. Meanwhile the grit that comes in off a driveway is abrasive, so it does not simply sit in the line, it works into it underfoot.
Sealed grout stretches the interval, which is most of the argument for the clear seal. Bare grout begins absorbing the day it is cleaned.

Common questions
What does tile and grout cleaning cost in Chandler?
Clean only $1/sqft, or $0.85 after the 15% off. Clean plus clear seal $1.50/sqft, or $1.275 after. Clean plus color seal $2/sqft, not discounted. Repair from $150, quoted on sight. Showers quoted in person. $150 minimum per visit.
What is excluded from the discount?
Color sealing, repair and shower work. The 15% applies to cleaning and clear sealing.
Are you based in Chandler?
The owner lives here, so the truck is parked in Chandler overnight and the drive is minutes rather than a cost buried in the quote.
Will cleaning make my grout look new?
Depends on age. Under about fifteen years, usually close. Older than that, some staining has altered the grout itself and cleaning improves it without evening it out. We clean a test section so you can see before committing.
What is color sealing?
A new uniform color applied across the grout line, 40+ options. It covers permanent discoloration and is the only thing that fixes grout past what cleaning recovers.
Do you do natural stone?
No. Travertine, marble and limestone need different products entirely, and the wrong cleaner etches them permanently in one pass.
Do you do caulking?
No, and we do not seal over caulk. Sealer goes on grout lines only, so caulk corners and edges stay as they are.
