The owner lives in Chandler. The truck is parked here overnight and the drive to your house is measured in minutes, not as a cost to recover somewhere in the quote.
Two consequences that actually matter. There is no travel padding in these rates, which is part of why they can be flat across all six zip codes and published on a website. And if something is not right afterward, we are ten minutes away rather than fitting you onto a route across the Valley next month.
Why the rates are published
Because almost nobody in this trade publishes them, and the reason is not that floors are unpredictable. A rate per square foot is the simplest number in the business.
It is that a figure delivered in your kitchen, once somebody has looked around and formed a view about the house, carries more weight than one given on the phone. You should be able to measure your own rooms and know roughly what this costs before anybody knocks.
The test patch, and why we do it
It is the single most useful thing on any job, and it costs us money regularly.
Before doing a whole floor we clean a few square feet properly and leave the area next to it untouched. You look at the two together and decide what you want.
If the cleaned grout comes back uniform, you need cleaning and nothing else, and we have just talked you out of a $2/sqft color seal. If it comes back blotchy, you now know that is what the finished floor looks like, and the color seal conversation is an informed one rather than a pitch.
Nobody should spend a thousand dollars on a coating without seeing what the cheaper option actually achieves first.
What we will not do
No acids and no blades on your tile. Both produce fast results on hard water and leave etched tile and eaten grout behind. That damage is permanent and worse than the deposit was.
No sealing over dirty grout. A coating traps whatever is underneath it, and undoing that means stripping the floor back.
No sealing over failing grout. It gets repaired first or it does not get sealed, because a coating will not bond to material that is coming apart. Repair from $150.
No guarantee on shower color seal, and we say so before booking rather than in the small print. The full explanation is on its own page.
No natural stone and no caulking. Stone is a different trade with different products. Caulking is not a service we offer and sealer goes on grout lines only.

What happens when I ring?
You give us rough square footage and we give you the price on that call. No estimate visit for a standard floor.
What hours?
7am to 8pm, and same-day is often possible because the drive is short.
Do you move furniture?
Light furniture on request. Not appliances, heavy pieces, or anything holding breakables.
Will the price change at the door?
Only if the measurement was off, and you hear it before we start. If you said 450 and it is 600, we tell you and you decide.
What if cleaning will not fix my floor?
We show you a cleaned test patch beside an untouched section and let you see it for yourself, then tell you what color seal would do instead.
Do you do natural stone or caulking?
Neither. Stone needs different products and a different trade. Caulking is not something we offer and we do not seal over it.
